What is being proposed?

We are preparing proposals for modern business space on land to the east of Stratford Road, Longbridge, Warwick. The proposals include a reserved matters application for the part of the site that already has outline planning permission, alongside a separate planning application for two smaller business units on Plot 2.

Although these are separate applications, they have been considered together so the wider site can come forward in a coordinated way.

What has already been approved?

The majority of the site already has outline planning permission for employment development. This was approved by Warwick District Council in July 2024, subject to conditions and a legal agreement. The application reference is W/22/1077.

This means the principle of employment development on this part of the site has already been established.

What is a reserved matters application?

A reserved matters application provides the detailed design for a site that already has outline planning permission.

For Longbridge, the reserved matters application will set out details such as the layout, scale, appearance and landscaping for the part of the site that already has outline permission.

Why are there two applications?

There are two applications because different parts of the wider site are at different stages in the planning process. The majority of the site already has outline planning permission, so we are preparing a reserved matters application for that area. Plot 2 does not currently have the same permission, albeit it is allocated for employment development in the Warwick Local Plan, so we are preparing a separate planning application for two smaller business units.

How will Plot 2 be accessed?

Plot 2 would be accessed through the wider employment site, using the same access arrangement as the part of the site that already has outline planning permission.

Vehicles would enter the site from the existing roundabout on Stratford Road, opposite Tournament Fields. From there, access to Plot 2 would be provided through the internal road layout serving the wider employment site.

How are you proposing to address visual impact?

The proposals will include new landscaping and planting to help soften views of the development and screen activity where possible.

A landscape and visual appraisal will be submitted as part of the planning applications. This will assess how the proposals would be seen from nearby locations and how landscaping can help reduce visual impacts.

How will noise be managed?

The layout has been reviewed to help manage potential noise impacts. Where possible, yard areas have been positioned towards the interior of the site, allowing the buildings to help screen activity. A noise assessment will also be submitted with the planning applications and will identify whether any further mitigation is required.

How will lighting be controlled?

An external lighting scheme will be submitted as part of the planning applications. This will consider safety and operational needs, while also assessing how lighting can be designed to reduce unnecessary light spill towards nearby homes and sensitive areas.

How will construction impacts be managed?

Construction impacts can be managed through planning conditions and construction management measures. These can cover matters such as working hours, deliveries, parking, dust, noise and how construction traffic is managed.
